Free Cleaning Service Invoice Template
Cleaning businesses usually bill recurring visits, often to an address that is not the client's billing address. This template has a service-address field and a date on every line, so one monthly invoice can list each clean along with add-ons such as ovens, windows or laundry.
Print the PDF to fill in by hand after each job, or keep a running Excel invoice for each regular client and send it at the end of the month.
What's in the template
- Line-item columns: Service date, Service, Qty, Rate, Amount
- Your details, client (Bill to) block, invoice number, invoice date and due date
- Extra header fields: Service address
- Subtotal, tax at a rate you set, total
- Amount paid and balance due
- Payment terms and instructions section
Sample entries show how to fill it in; replace them with your own. All three files share the same layout. The Excel version calculates line amounts and totals; the PDF is a blank, print-ready form.
Best for
- Residential house cleaners
- Commercial and office (janitorial) cleaning
- Move-in / move-out and end-of-tenancy cleans
- Airbnb and vacation-rental turnovers

Tips for cleaning service invoices
Price add-ons separately
List extras (oven, fridge, windows, carpets) as their own lines so regular clients see what changed from the usual amount.
Bill regular clients monthly
One invoice per month listing every visit date is easier for you and the client than one invoice per clean.
Supplies
If the client provides products, say so in the notes; if you bring them, include them in your rate or list them as a line.
Frequently asked questions
How do I invoice a cleaning job?
Enter the client's name and the service address, the date of each clean, what was cleaned (standard, deep, move-out), any add-ons, and your rate. Add the total, any sales tax that applies in your state, and your payment details.
Is there sales tax on cleaning services?
It depends on the state. Some US states tax janitorial or cleaning services and many do not. In VAT/GST countries cleaning is taxable once you are registered.
Can I use this for commercial cleaning contracts?
Yes. Use the service-address field for the site and list the contract period, or each visit, as line items.
